Wirral Waters’ brand-new high-tech business hub, Hythe, Birkenhead’s first office development in more than a decade, is complete and ready for businesses to move in.
Hythe, Peel L&P’s Grade A office building, boasts stunning panoramic views across the Wirral Waters waterfront and the Liverpool City skyline, as well as the latest digital connectivity and excellent green credentials.
The business hub was designed by award winning architects Glenn Howells to maximise the health and wellbeing of workers and to accommodate the latest innovations in digital connectivity.
Located within the Four Bridges neighbourhood of Wirral Waters, Hythe sets high standards in sustainability with its BREEAM-Excellent rating, placing it in the top 10% of all buildings for its green credentials.
Constructed by GMI Construction, Hythe offers over 25,000 sq ft over three floors of high quality, flexible office space for entrepreneurs and local businesses.
Throughout its construction, and in close collaboration with GMI Construction, Peel L&P has engaged with local supply chains and offered extensive learning opportunities to construction students at Wirral Met College. This has included a programme of activities
to promote work experience and apprenticeships for its students.
Hythe has been funded by Peel L&P, the Liverpool City Region Combined Authority, through the Local Growth Fund, and the Merseyside Pension Fund, managed by CBRE’s Investment Advisory team, part of CBRE Capital Advisors. Local Growth Funding is awarded to the Liverpool City Region Local Enterprise Partnership (LEP) and invested through the Liverpool City Region Combined Authority’s Strategic Investment Fund.
Wirral Council has also played a pivotal role to support Peel L&P’s team in delivering the project, emphasising the importance of collaborative working to ensure that the vision for Wirral Waters is delivered.
Steve Rotheram, Mayor of the Liverpool City Region, said:
“The completion of the Hythe marks an important stage in the development of Wirral Waters. Not only does it offer some of the most advanced office space in the area, it is also one of the greenest and most sustainable buildings in the country.
“We invested £3m to help make it happen because we really believe in the potential for the Left Bank project to transform Birkenhead. I’m sure that it will attract lots more jobs and investment to the area and it’s fantastic to hear that businesses are already queueing to take advantage of these outstanding facilities.”
Minister for Regional Growth and Local Government, Neil O’Brien MP, said:
“It’s great to see that with the help of more than £1.2 million of government investment, Birkenhead’s first office development in over a decade is now complete, with businesses gearing up to move in.
“Through exciting projects like this, we are levelling up communities across the country by supporting education and training, driving innovation, creating jobs and providing a boost to local economies.”
Cllr Pat Cleary, Chair of Merseyside Pension Fund, said:
“I know that members of the Merseyside Pension Fund really value our approach to local investment. It’s therefore very pleasing to see another of our city region investments come to fruition and further enhance the wider Wirral Waters development.”
Richard Mawdsley, Director of Development for Wirral Waters at Peel L&P, said:
“We are very proud to have reached completion on Hythe. This is an exciting milestone for Wirral Waters and is testament to the collaboration and partnership working of everyone involved.
“Hythe offers stunning views and innovative technology that will attract entrepreneurs and businesses to the Wirral, helping to accelerate growth and attract economic prosperity.
“This development forms part of the Four Bridges neighbourhood, which already includes Wirral Met College and will also include Egerton Village, a waterside retail, leisure, arts and event space that will provide local amenities and facilities for the businesses and residential communities at Wirral Waters.
“I would like to thank all the partners involved and the team at GMI Construction who have done a fantastic job on delivering this incredible asset for Wirral Waters.”
Cllr Tony Jones, Chair of Wirral Council’s Economy, Regeneration and Development Committee, commented:
“The completion of Hythe is a significant moment for the regeneration of the Wirral Waters, a catalyst project for Wirral’s Left Bank. We look forward to seeing businesses moving in in the New Year and the difference this will make to the area as it grows into a place for people to live, work, learn and spend time.”
Marc Banks, Divisional Managing Director of GMI Construction Group, said:
“We are delighted to have delivered a brilliant product that sits right at the heart of Birkenhead’s regeneration plans.
“Hythe has been a flagship of excellence in this region for our business and we’re proud of the expert GMI team who have produced an outstanding building which will be of huge benefit to the whole community.”
